Hands typing a notice to vacate on a laptop A notice to vacate can be simple, but make sure to look over your lease to find out how much notice the terms state — often one must give a 30-day notice but sometimes there are 60- to 90-day stipulations.

Everyone must give notice in writing to vacate the property and lease terms. This is to help the landlord prepare for new residents, including repairs, and new tenant search. If your landlord or property manager has not acknowledged receipt of your notice, you will still be held liable for rent.

Mailing a certified letter to the landlord or property manager is the most legitimate way to give the notice to move. Email and text with a response received that they acknowledge your move is also admissible in a court of law.

Tenants

At the time of notice, you should be preparing to move out, clean the property, and have all keys gathered to hand over to the landlord. Don't forget your move-out checklist!

Contact the utilities you have an account with to cancel service or change the address to your new one.

Landlord

At this time you should be making an appointment for a final walk-through WITH the tenant, making sure the deposit is available to transfer back to the tenant, and preparing to fill the space with new tenants.
